What are some signs to look for to determine if my current roofing system needs to be replaced?
Any visible cracked, warped, or missing shingles are red flags. A leak, of course, is the most obvious sign that your roof needs to be looked at. Some things you may notice are attic leakage, blistering or peeling paint, interior decay, etc. Don’t just look for a drip coming from the ceiling. You might see discoloration of wallpaper, notice a damp smell, or notice dirty looking areas on your wall or ceiling. Another sign that your roof needs to be replaced is that your utility bills and energy costs are high.
Do I have to replace my entire roof if it leaks?
It depends. If the leak is simply caused by faulty flashing or a small section of roof that has been damaged, then you will most likely only need to repair the source of the leak. If, however, the entire roofing system has failed as a result of poor installation or subpar materials, then a new roof installation is appropriate and often necessary.
How long will my roof system last?
Modern roofing systems are constructed to provide approximately 20 years of useful service life. A few types of roofs, mainly clay tile, slate, and copper, can actually last longer if regularly maintained. The life of your roof system will be determined by environmental conditions, proper installation & design, material quality, and adequate maintenance and repairs. Roofing material warranties can vary greatly so take a look at a manufacturer’s warranty programs before you decide.
Is there anything I need to do to before the roofer company starts?
Roof replacement and roofing repair is messy and noisy process. Consider going somewhere else for about two to three hours once roofing contractors start removing the old roofing shingles to avoid all the noise. Keep pets in mind too. There’s no way around it. But we do all we can to minimize hassle and inconvenience during the roofing process.
And what if my new roof leaks? Or has problems?
Manufacturer shingle warranties are now lifetime. Most manufacturers’ warranties are transferable to the new homeowners for a small fee. That covers the roofing shingles. Regarding roofing shingle installation and roofing contractor workmanship. The integrity of our roofing work is reflected in the warranty, which of course, is transferable to the new owner should you sell your home. If you have any concerns about the installation – we will work with you to get it resolved.
